How a package arrives — read this first
Nothing is installed. You get two deliveries: the container, a used box exactly as described on its product page, set on your ground by tilt-bed truck; and the kit, each part in its own box by parcel from the accessory supplier, usually within a week. You put it together — the lock box bolts through the door bars, brackets and hooks hang on the corrugation, lights mount with the hardware in the box; a vent is the one cut (an opening in the wall panel with a grinder or a metal-blade jigsaw, half an hour each). An afternoon with a drill and a step ladder. A package is a shopping list and a plan, priced as one, not a finished build.

A shell, not a building
This is a near-new box with light, a cord in, a vent and a place for a door. Insulation, wall covering, flooring, a real circuit and a mini-split are yours to add at your pace, and anything that makes it a place people work in all day is your city's to permit. It is never a dwelling, and we do not sell it as one.
The door
The weld-in man door and sliding window are freight items, quoted with the container and installed by a welder in an afternoon, on the long wall near the cargo-door end so the far end stays a wall for the desk. Order them with the box; one visit does both. Until then the cargo doors work.
Why one-trip
A shell you will finish and sit in deserves near-new paint, a clean floor and seals that hold; one-trip grade is that. Switch to a used box on the next page if it is a shed first and an office never.
