Which depot serves the metro — and why it matters here

No supplier in our feed keeps a yard in the Jackson metro, and the metro sits almost exactly 200 road miles from all three depots that do: New Orleans, LA (about 188 miles to downtown Jackson via I-55) and Mobile, AL (about 180 to Brandon via US-49 / I-20) for 20ft boxes, and Memphis, TN (about 199 miles to Madison, 215 to Jackson, 232 to Brandon down I-55) for 40ft boxes. That is why a container costs a few hundred dollars more here than on the Coast: it is the truck, not the box. Delivery is included in the price either way. The Pearl River question

The Pearl runs through the middle of the metro, and it has flooded twice recently: a 36.7 ft crest in February 2020 (third-highest on record) that put water into northeast and downtown Jackson, Byram, Flowood and north Richland — the state counted roughly 1,925 structures affected in Hinds County, 461 in Rankin and 31 in Madison — and a 35.4 ft crest in August 2022 that surrounded homes on Riverwood Drive and North Canton Club Drive. Clinton drains to the Big Black, not the Pearl, and Madison sat almost entirely above both events. What that means for a container: it is a steel box, not a flood-proof one, and a lot that took water in 2020 or 2022 will put water in the container too. Flowood's floodplain office treats storage of equipment or materials in a mapped floodplain as 'development' needing its own permit; the other cities' flood rules sit with the offices linked below.

Local placement and permit rules

Nine cities, three counties, and the rules are not the same. Jackson, Pearl, Clinton and Byram each define a residential 'portable storage container' and cap it at about 130 sq ft and 30 days; a 20ft container (160 sq ft) does not fit that definition, so on a residential lot it is treated as an accessory structure — rear yard, setbacks, and in most cities a permit. Madison requires a permit for any accessory structure and approval for anything visible from the street; Brandon requires a permit for any portable storage structure over 120 sq ft.
