Insulating a container office for Mississippi heat: furring, foam, what width is left, and permits
Insulate the walls and ceiling with closed-cell spray foam or rigid foam board between furring strips, then cover it with panels, so warm air never touches the cold steel. On a standard 20ft, furring plus 1-1/2 inch rigid foam leaves about 7'4" of width and 7'6" of height.
Why insulation is about moisture here
In south Mississippi, the problem is not only heat. When a cooled room meets warm steel, or humid air meets cold steel at night, water condenses on the walls. Insulation that seals against the steel stops that, which is why closed-cell foam is the common choice.
Spray foam or rigid board
Closed-cell spray foam bonds to the corrugated steel, fills every rib and acts as its own vapor barrier. It is usually a hired job. Rigid foam board between wood furring strips is the do-it-yourself route: glue the board, tape the seams, and screw the wall panels to the strips.
Either way, do the ceiling, because that is where most of the heat comes in. Inside a standard 20ft is 7'10" high and 7'8" wide. Furring and 1-1/2 inch board leaves about 7'4" by 7'6". A high cube adds a foot of height.
Cooling, power and permits
A small ductless mini-split is the usual cooling, and it needs a real circuit, so an electrician treats the container like a detached building. An occupied office usually needs a permit, so call your city or county before you start. It is never a dwelling.
The office shell is a one-trip 20ft with light, a cord in, a vent and a marked spot for a weld-in man door, ready for you to finish.
